The design fee, and what you keep.

No small print. This is the whole of it, and it is written the way we would explain it to you across a table.

01What the design fee is

Before we build anything, we take your architect's approved drawings and render your home in full 3D — every wall, every window, every tile, inside and out. You look at it. You change it. We render it again. We keep going until it is the house you actually want.

That is real work, done by real designers, and it takes weeks. So we charge for it before we start.

02How you get it back

Every dollar of the design fee is deducted from your construction contract the day you sign it. Not a discount. Not a credit note. It comes straight off the price.
  1. You approve the 3D design.
  2. We price the build from those exact drawings.
  3. You sign the construction contract with DHN. The full design fee is deducted from the contract sum.

The deduction applies to the construction contract for the house we designed. That is the only condition, and it is the obvious one: if we design your house and you then ask us to build a garden wall, the wall is not the house.

03If you decide not to build with us

The drawings and the 3D renders are yours. You keep them. You paid for them, and they are your property. Take them to another builder if you wish — we will not stand in your way, and we will not hold your design hostage.

The fee is not refunded, because the work was done. But you walk away owning something real.

04Your architect stays yours

DHN is a licensed building contractor. We are not architects and we are not structural engineers, and we will never pretend to be. Your architect designs your house and gets it approved. Your engineer signs off the structure. We take those approved drawings, show you what they will look like, and then build exactly that.

05What we will not do

  1. We will not tell you a house will cost less than we believe it will, to win the job.
  2. We will not start digging before your levels and your drawings agree.
  3. We will not build something different from the house we showed you, and hope you do not notice.
